When an Overlay Makes Sense
Driveway resurfacing, also called an asphalt overlay, puts a new layer of hot-mix asphalt over the old one. It is a good option for a Grand Rapids driveway that has gone gray, rough and cracked on top but still sits on a firm, well-drained base. HomeGuide's cost guide puts an overlay roughly 20 to 30 percent below the price of a full replacement, because the old pavement stays in place and becomes part of the structure. The catch is that an overlay copies whatever is under it. Put new asphalt on a failing base and the old cracks come back through.
Good candidates
- The driveway is under about 15 to 20 years old
- Cracks are mostly surface cracks, not deep or wide
- No sinking, heaving or soft spots when you walk or drive on it
- Water drains off instead of pooling
- Damage covers well under a third of the surface
Those markers line up with HomeGuide's guidance for when repair or resurfacing makes sense instead of replacement.
Poor candidates
Alligator cracking over large areas, ruts, frost heaves, or a driveway that holds water after every thaw point to a base problem. An overlay will not fix that. We may suggest cutting out and rebuilding the worst sections first and then overlaying, or a full replacement if the failure is widespread.
How we resurface
We clean the driveway, cut out and rebuild any failed patches down to the base, and fill wide cracks. At the garage slab and where the drive meets the approach or sidewalk, we either mill the old asphalt down or taper the new layer so the finished surface does not end up with a lip that traps water or catches a snowblower. A tack coat bonds the old and new layers. Then the new hot mix, typically about 1.5 to 2 inches compacted, is spread and rolled.
Height and drainage
Every overlay raises the surface. Before quoting, we check how the new height affects the garage threshold, the sidewalk and the approach, and whether water will still run away from the house. On older Grand Rapids streets with narrow drives and alley-side garages, those clearances can be tight, and sometimes milling the edges is the right call to keep the grade.
Afterward
Treat an overlay like new asphalt: a few days before parking, care with turning wheels in the first summer, and sealcoating after it has cured for several months. Fill new cracks each fall before the freeze.
What Resurfacing Covers
The prep work under an overlay is what makes it last.
Base assessment
Walk, probe and look for soft spots, heaves and drainage problems before quoting.
Failed-area repair
Broken sections cut out and rebuilt so they do not reflect through the new layer.
Joint milling or tapering
Edges lowered at the garage, sidewalk and approach to keep transitions flush.
Tack coat and new hot mix
A bonding coat, then a fresh asphalt layer rolled to the specified thickness.

Typical Resurfacing Costs
| Item | Published national range |
|---|---|
| Asphalt overlay with 1.5 to 2 in top layer (HomeGuide repair guide) | $1 to $3 per sq ft |
| Driveway resurfacing (HomeGuide driveway guide) | $3 to $7 per sq ft |
| Resurfacing (Angi) | $3 to $20 per sq ft |
| Overlay vs. full replacement (HomeGuide) | About 20% to 30% less |
| Saw-cut patch before overlay (HomeGuide) | $4 to $12 per sq ft |
National ranges; the guides measure resurfacing differently, which is why they spread so widely. Prep work on failed sections, milling and minimum job charges change the total. The written estimate sets the price.
How It Works
1. Base check
We confirm the driveway is a real overlay candidate, or tell you if it is not.
2. Quote
Repairs, milling, overlay thickness and price written out.
3. Prep
Cleaning, failed areas rebuilt, cracks filled, joints milled or tapered.
4. Overlay
Tack coat, new hot mix placed and rolled, edges finished.

Driveway Resurfacing & Overlays Questions
How long does an asphalt overlay last?
It depends mostly on the base it sits on. Over a firm, drained base, an overlay can perform for many years with sealing and crack care. Over a weak base, cracks reflect through within a few winters, which is why we check the base first.
Will an overlay make my driveway higher than the garage floor?
It would without prep, which is why we mill or taper the asphalt at the garage, sidewalk and approach. The goal is a flush joint that does not trap water or catch a shovel.
Can you overlay a concrete driveway with asphalt?
It can be done, but joints and cracks in the concrete tend to show through the asphalt over time. We look at the slab's condition and talk through whether that tradeoff makes sense.
Is resurfacing cheaper than replacing?
Usually. HomeGuide estimates an overlay at roughly 20 to 30 percent less than full replacement on a driveway in reasonable condition. If heavy prep is needed, the gap narrows.
